Core plus property owners usually have the scope to increase cash flows through light property improvements, management enhancements, or by leasing out to creditworthy tenants who are willing to pay market-rate rents for longer leases. Unlike Core assets, these properties tend to be of moderate risks and have the potential to generate greater returns.
